  • Pets must be approved by management in writing, and residents must sign a separate Animal Addendum before keeping any pet in the apartment. A maximum of 2 pets are allowed per household, and no visiting pets are allowed. Monthly pet rent is $35 per pet. The one-time animal fee is $350 per pet. Residents are responsible for any property damage, cleaning, deodorizing, defleaing, replacements, or personal injuries caused by the animal. Breed restrictions are as follows: Pit Bull, including American Staffordshire Terrier, Staffordshire Bull Terrier and Bull Terrier, Rottweiler, German Shepherd, Doberman Pinscher, Presa Canario, Shar-Peis, Cane Corso, Chow, Akita, Wolf Hybrids, Huskies, any mixed breed that includes any prohibited breed, and dogs with specific defensive or attack training. Exotic pets and reptiles, ferrets, and sugar gliders are also prohibited. If your animal is a support animal, service animal, or ESA, please inform the property staff so the request can be reviewed and accommodated in accordance with applicable law. The lease states that animal deposits, additional rents, fees, or other charges will not be required for an assistance animal needed due to disability, including an emotional support or service animal, as authorized under federal, state, or local law.

  • This community is subject to a No-Smoking Addendum. The use of any burning, lighted, vaporized, or ignited tobacco product, or smoking of any tobacco product, is prohibited in all interior areas of the community. This policy applies to residents, occupants, guests, invitees, and anyone else present in the community. The no-smoking policy includes, but is not limited to, management and leasing offices, building interiors, hallways, common areas, apartments, clubhouse, exercise or spa facilities, tennis courts, commercial areas, work areas, and all other interior or enclosed community spaces. Smoking of non-tobacco products that are harmful to the health, safety, or welfare of other residents inside any apartment or building is also prohibited. Smoking is permitted only in specially designated outside areas. If no specific distance is listed, smoking is only permitted at least 25 feet from buildings, including administrative office buildings. Management may require residents, occupants, family members, guests, or invitees to stop smoking in outside areas if smoke enters apartments or buildings, interferes with health or safety, disturbs quiet enjoyment, or affects business operations. Residents are responsible for all costs, damages, repairs, replacement, cleaning, loss of rental income, or other economic damages caused by smoking or smoke-related damage by the resident, occupants, family members, guests, or invitees. Residents are also responsible for communicating and enforcing the no-smoking policy with their occupants, family members, guests, and invitees.
